Located in Clark County WI, this 480 acre turn-key property has a 25 year history of whitetail deer management. With trail camera pictures that date back to 1998 its clear that a great deal of pride has been taken in creating this whitetail deer haven.
As you may realize large tracts like this are not easy to find in the state of Wisconsin. It took the owner 10 years to combine all these properties to make up this rare tract of land.
To start with, the incredible road system accesses all 12 food plots. Each food plot was specifically chosen to best access with minimal disturbance to the bedding areas. Selective timbering has been conducted over the years to create bedding areas and travel corridors. The amount of mature oak trees is mind bending and was done on purpose to keep the deer fed their best food sources all 12 months of the year.
Timber make up is what you would expect in a central Wisconsin property. The upland areas are made up of oak (red and white), maple, birch, pine, elm and poplar. A mix of lowland timber such as cedar, balsam, tamarack and willow in some areas.
Most every food plot has a fully enclosed shadow hunter blind as well as ladder-stands to cover most wind directions. Additionally several tower stands have been erected and shooting lanes cut to cover the tough to reach places during the bow season.
With nearly a mile of frontage on the East branch of the Black River a bridge was constructed for easy access across the river with ATV/UTV. An additional crossing was built specifically for access with logging equipment. The river banks are lined with huge white oaks and creates a great bedding area and travel corridor.
The cabin/house on the property is a extremely well maintained structure with all the comforts of home. Wood heat with a LP forced air back up, full bathroom and plenty of sleeping for the whole crew. Drilled well, Holding Tanks, Power, Telephone and Security system are all in and ready.
The pole shed houses all the equipment you will need to keep the property in tip top shape. All equipment is meticulously maintained and look as good as you'd expect to see. Woodshed and storage shed make sure your wood and equipment all stay dry and safe.
Currently a full time land manager is on staff to be sure the property is ready at anytime for showing and will be ready to hunt this season. Yes the land manager would be willing to stay on full time or in whatever capacity you see fit.
